a. Discussion of amending the Zoning Ordinance to allow chickens to be kept in a Residential Zone without
the agricultural designation.
The City of Eagleville Zoning Ordinance does not have an Agricultural
District but does recognize Agricultural Use as a use by right in an R-1 District which would allow chickens and other non-domestic
animals.
R-1 (Low Density) - Agricultural use is permitted. Minimum lot size
is 2 ac.
R-2 (Medium Density) – Agricultural use is not a permitted use. Minimum lot size
is 20,000 sq. ft.
R-3 (High Density) – Agricultural use is not a permitted use.
Minimum lot size is 7,500 sq. ft. for single family dwelling with greater square footage requirements for duplex and
multi-family dwelling units.
It appears that the current Zoning Ordinances does provide for property owners to have
livestock on parcels of 2 acres or greater. The ordinance does allow those on the smaller lots to request
an appeal to the Board of Zoning Appeals giving the surrounding residents the opportunity to speak for or against this use.
