PLANNING COMMISSION MEETING
DECEMBER 6, 2010 - 6:30 P.M.
The Mayor and the Planning Commission members met in regular session in the Eagleville City Hall, City of Eagleville,
Rutherford County, Tennessee, Monday, December 6, 2010.
CALL TO ORDER
The meeting was
called to Order by Vice Chairman Ronnie. The following members were present:

Review of Submittal Fees
Linda Dansby distributed a fee schedule from Rutherford County. The
chart was a schedule of permit fees based upon the International Codes Council Building Valuation Data 2006. There was
a lengthy discussion of flat fees for finished living square feet, private garages, remodel/finish expansion storage buildings
with no foundations. A sample calculation was performed and discussed at the meeting regarding determining the valuation
of a home based upon the square footage and the finished living square footage. Staff will work on a final draft fee
schedule for the January meeting.
Floodplain
Ordinance
Staff reviewed the process for
the floodplain ordinance adoption. The draft ordinance has been submitted to the City Council for two readings and adoption.
Design Review Committee
Staff discussed the process for Design Review Committee adoption by City
Council. Upon approval, the Mayor will need to designate individuals to serve on the committee. Design Review
standards and criteria will need to be developed in 2011.
Program Design Status
Staff
reviewed the list of activities that need to be completed in the next calendar year. A Land Use and Transportation Plan
will be written detailing the various community elements and comprehensive goals for future growth. The Zoning Ordinance
Sign Regulations will be reviewed and updated for better enforcement within each district. The Design Review Committee
will be established in the coming months and standards will be written.
Land Disturbance Fee
Linda
Dansby requested additional information on Land Disturbance Fees and questioned whether or not Eagleville should adopt them
into the Site Plan requirements. Staff will review and have information at the January meeting.

With no other business to discuss, Ronnie Hill made a motion to adjourn, which was seconded by Derrick Lynch. With
a unanimous "aye" vote, the meeting ended at 7:05 p.m.
